Cancellation Policy: The Reservation Fee is a non-refundable fee at any time. In addition, all cancellations are subject to an administrative fee of $50.00 plus applicable sales tax. We will retain all prepaid funds should the guest cancel less than 90 days before arrival, unless the rental property is re-booked for the exact dates and rate. A partial refund may be applicable for the same dates booked at an adjusted rate. All cancellations must be made in writing to be binding. All cancellation refunds will be refunded, less administrative fees, 6-8 weeks after the date of cancellation.
Payment Terms: To confirm your reservation, we ask that the applied deposit and reservation fee be paid by American Express, MasterCard, Visa, or Discover at the time of booking. The required Applied Deposit amount is equal to 20% of the rent rate, plus all rent taxes, plus the non-refundable reservation fee of $50 plus $5.75 tax, for a total of $55.75. Final payment must be made by personal check, cashier’s check, money order, American Express, MasterCard, Visa, or Discover (an additional 3.5% Technology Fee will be applied for payments made for the final payment by credit card), e-check ($5 service fee will be applied), or wire transfer (details available upon request). Checks and money orders must be payable in US funds; otherwise, any bank fees to convert to US funds are the guest’s responsibility. Final payment is due 45 days before arrival for reservations of less than 21 nights, and 60 days before arrival for reservations of 21 nights or longer and/or $8,000 or more. Any final payment not received by the due date may result in the reservation being cancelled. Wire transfers are subject to administrative fees not to exceed $50.
Check-in: The check-in process begins at 3 pm, but it is not guaranteed. Guests should not expect to take occupancy earlier than the stated times. In some cases, check-in may be delayed due to circumstances beyond your control. Rate adjustments cannot be made for late check-in or early departure.
Check-out: Check-out will be promptly at 10 am. No late check-outs can be granted. Any guest who fails to check out by 10 am will be assessed a late check-out of a day’s rent for failure to vacate by that time. In any event, the guest will not be allowed to occupy the premises after 10:00 am on the day of check-out.
Smoking: Sand Pointe Condominium is a smoke and vape-free complex. Smoking and vaping are forbidden inside the condo, on the lanai, and on the complex grounds.
Pets: Sorry, pets are not allowed.
Age Requirements: Any guest under 25 years old must be accompanied by a parent and/or guardian. Reservations obtained under false pretenses will result in forfeiture of all payments, and guests will be asked to vacate the rental property immediately.
